Closing Cost Calculator — What to Expect at Closing
Buyer closing costs typically run 2–5% of the purchase price. Major costs include the loan origination fee (0.5–1% of loan), appraisal ($400–$700), lender's title insurance (0.5–1%), owner's title insurance (optional but recommended), escrow/settlement fees ($300–$800), and prepaid items (homeowners insurance, property taxes, interest). Seller closing costs are usually 6–10% of sale price, dominated by real estate agent commissions (5–6%). Transfer taxes vary enormously by state: Texas and Alaska have none, while Delaware charges 4%, Pennsylvania 2%, and New York City adds additional local taxes. Many of these costs are negotiable — ask your lender for lender credits in exchange for a slightly higher rate, or negotiate seller concessions.
